Regulations in Murcia

What Murcia requires to operate a tourist dwelling.

An operational summary of the applicable regulations. This content is reviewed quarterly by our legal team; for specific cases, we recommend a property-specific audit.

Registration and licence

In Murcia, the enabling status is the VV (Tourist/Holiday-Use Dwelling). It requires registration in the regional tourism register and compliance with minimum technical requirements (occupancy certificate, liability insurance, accessibility and ventilation). We handle the full registration as part of the setup when the property is eligible.

Planning and use compatibility

Before registration we verify that the dwelling is legally suitable for tourist use under the PGOU and the municipal special plans in force. In some municipalities of the Region of Murcia there are use restrictions in specific areas. If the property doesn't comply, we propose legal alternatives (mid-term rental 32+ days, corporate mid-term).

Obligations towards guests

Guest registration in the police system (SES Hospedajes), complaint forms, service and emergency information, and handing over an accommodation contract. All integrated into our digital check-in.

Neighbourly conduct

Noise protocols (indoor acoustic sensors), check-in hours, explicit event bans, and proactive communication with the residents' community. This avoids 90% of the usual problems.

Tax

Form 179 (informational return on the assignment of dwellings for tourist purposes), income tax or corporate tax depending on the regime, VAT where it applies for hotel-type services provided, tourist tax where it exists. We provide consolidated reports and coordinate with your tax adviser.
