Can my property be let as a tourist rental in Murcia?

Before listing your property, we check that it can operate as tourist accommodation without nasty surprises: community, licence, planning, habitability and obligations towards guests. We act as the registered operator so you are not exposed to penalties or disputes with neighbours.

What we check before listing

Review of community bylaws

First things first: we check whether your homeowners' association statutes or any neighbours' agreement restrict or prohibit tourist use. It is one of the main sources of conflict, and we prefer to spot it before taking any step.

Tourist licence (VV)

In the Region of Murcia, the enabling category is the tourist-use dwelling licence (VV, Vivienda de Uso Turístico-Vacacional), registered in the Register of Tourism Businesses and Activities (REAT) under the Regional Tourism Act 12/2013. We handle the registration and its renewal.

Planning/zoning compatibility

We verify that the property is legally suitable for tourist use according to the municipal urban plan (PGOU) and the special municipal plans in force. If the use is not permitted at your location, we tell you before you invest.

Habitability

We check that the property meets the applicable habitability requirements to be used for tourist purposes. If something is missing, we tell you what is needed to put it right.

Guest registration

Tourist accommodation is required to register guests and report their details to the authorities. We handle it at every check-in, so you don't have to worry about anything.

SES Hospedajes

We report guest data through SES Hospedajes, the official system, meeting deadlines and format requirements. Everything documented and traceable.

Insurance

Insurance is not included, but we help you take out a suitable policy — public liability and multi-risk — so you operate with cover against incidents with guests or damage to the property.

Municipal regulations

Each municipality may have its own ordinances and special plans. We review the local regulations applicable to your specific address — not an average — so you operate within the rules.

And if tourist use doesn't fit?

If the tourist route isn't viable or isn't the most profitable — because of the community, planning or seasonality — fixed-term or mid-term letting is sometimes the better option. We put it to you honestly, with the numbers for both scenarios.
