What an owner asks before signing.

Commission and contract

  • A fixed commission on gross income. Essential 16%, Premium 18%, Signature tailored. No hidden or channel-linked variable fees. The final percentage is agreed in the contract with a 12-month projection.

  • A minimum of 12 months to amortise the setup (photography, licences, installation). After that, termination with 60 days' notice.

  • Yes, with 60 days' notice and compensation for the unamortised setup investment. This is detailed in the contract.

Damage, insurance and incidents

  • Combined cover: guest deposit, multi-risk insurance with liability, and a claims protocol. Minor damage we resolve internally and charge to the guest without affecting the month's report. Major damage goes to insurance with transparent reporting.

  • Multi-risk (building + contents) and civil liability up to €600,000. Cost included in the commission. It doesn't replace your standard home insurance if you already have it.

  • A 3-step protocol: immediate communication to the guest, on-site intervention if needed, mediation with the community. Acoustic sensors detect noise before it escalates.

Licences and compliance

  • Yes. We audit your property before operating; if a licence is missing, we process it as part of the setup. If the property isn't legally eligible, we tell you — we don't operate in grey areas.

  • We propose a legal alternative (mid-term rental 32+ days, corporate mid-term). In some cases the profit is even higher thanks to lower turnover.

Reporting and payments

  • Monthly settlement between the 5th and 10th of the following month, by transfer to your account. The report reaches you on the 5th.

  • Gross income by channel, commissions, operating costs, fixed costs, net settled, occupancy, number of bookings, average rate, incidents and relevant events. Downloadable in PDF and CSV.
