Commission and contract
A fixed commission on gross income. Essential 16%, Premium 18%, Signature tailored. No hidden or channel-linked variable fees. The final percentage is agreed in the contract with a 12-month projection.
A minimum of 12 months to amortise the setup (photography, licences, installation). After that, termination with 60 days' notice.
Yes, with 60 days' notice and compensation for the unamortised setup investment. This is detailed in the contract.
Damage, insurance and incidents
Combined cover: guest deposit, multi-risk insurance with liability, and a claims protocol. Minor damage we resolve internally and charge to the guest without affecting the month's report. Major damage goes to insurance with transparent reporting.
Multi-risk (building + contents) and civil liability up to €600,000. Cost included in the commission. It doesn't replace your standard home insurance if you already have it.
A 3-step protocol: immediate communication to the guest, on-site intervention if needed, mediation with the community. Acoustic sensors detect noise before it escalates.
Licences and compliance
Yes. We audit your property before operating; if a licence is missing, we process it as part of the setup. If the property isn't legally eligible, we tell you — we don't operate in grey areas.
We propose a legal alternative (mid-term rental 32+ days, corporate mid-term). In some cases the profit is even higher thanks to lower turnover.
Reporting and payments
Monthly settlement between the 5th and 10th of the following month, by transfer to your account. The report reaches you on the 5th.
Gross income by channel, commissions, operating costs, fixed costs, net settled, occupancy, number of bookings, average rate, incidents and relevant events. Downloadable in PDF and CSV.
