Commission and contract
A fixed commission on your income after the channel commission, depending on the plan you choose (Standard or Integral). No hidden fees or channel-linked variables. The percentage is set in the contract, with a 12-month simulation, after we study your property.
A minimum of 12 months to amortise the setup (photography, licences, installation). After that, termination with 60 days' notice.
Yes, with 60 days' notice and compensation for the unamortised setup investment. This is detailed in the contract.
Damage, insurance and incidents
Combined cover: a guest deposit (depending on the platform), a multi-risk policy with liability that we help you arrange, and a claims protocol. Minor damage we resolve internally and charge to the guest without affecting the month's report. Major damage goes to insurance with transparent reporting.
We recommend a multi-risk policy (building + contents) and civil liability up to €600,000. We help you arrange it, but it is not included in the commission: the premium is the owner's cost. It doesn't replace your standard home insurance if you already have it.
A 3-step protocol: immediate communication to the guest, on-site intervention if needed, mediation with the community. Acoustic sensors detect noise before it escalates.
Licences and compliance
Yes. We audit your property before operating; if a licence is missing, we process it as part of the setup. If the property isn't legally eligible, we tell you — we don't operate in grey areas.
We propose a legal alternative (mid-term rental 32+ days, corporate mid-term). In some cases the profit is even higher thanks to lower turnover.
Reporting and payments
Monthly settlement between the 5th and 10th of the following month, by transfer to your account. The report reaches you on the 5th.
Gross income by channel, commissions, operating costs, fixed costs, net settled, occupancy, number of bookings, average rate, incidents and relevant events. Downloadable in PDF.
Before you decide
We check this first of all: we review your community bylaws. If holiday use is restricted or prohibited, we tell you plainly and look at alternatives — such as mid-term letting — which usually carry fewer limitations. We never propose operating against your community's rules.
Yes. We manage both models and recommend the one that's most profitable and viable for your property, the season and the regulations. If the market or your circumstances change, we adjust the strategy with you.
We work to prevent them: guest screening, 24/7 support and fast resolution of any issues. If a negative review does come in, we respond professionally and learn from it. A one-off review counts for little against a well-managed track record.
Yes. You have real-time access to your property's occupancy. The financial side — income, costs and returns — reaches you in a clear report every month.
No. "Premium" is our management standard, not a requirement about your property. We work with properties of different profiles; what matters to us is that the location and condition allow a profitable operation, and we verify that in the study.
We charge no sign-up fee: we work on commission, so we earn when you earn. The setup — photography, amenities, small repairs or equipment — depends on the condition of your property; we detail it for you in the study, with no surprises.
